HomeCrawl space encapsulation cost calculator
Crawl space encapsulation cost calculator
Cost guides put crawl space encapsulation in the US at $2,000 to $15,000 for a whole job, and at $3 to $7 a square foot, which is $3,000 to $7,000 for a 1,000 square foot crawl space. Enter your size, or pick a city.
Moisture is the reason to encapsulate, and it depends on the ground. Under the price, the calculator shows your ZIP code's county soil and water limits from USDA's soil survey (August 5, 2026), where a shallow water table limits basements on more than half the mapped land in 1,061 of 3,122 US counties.

Published figures in the US for crawl space encapsulation, whole job: $2,000 to $15,000, the median low and high end across 6 sources (pages updated March 27, 2024 to July 10, 2026).
These are ranges guides publish, not a quote. Written quotes from licensed contractors, after an inspection of the space, are what set the price of one house. We don't do the work.

The ground under your ZIP code
Encapsulation seals the crawl space from the ground and the outside air; how wet the ground is decides how much water the liner and the drain have to handle. This panel looks up the county for the ZIP code above: the share of land where USDA rates shrink-swell clay or a shallow water table a limit, and the county's flood-loss record.
Example result
ZIP 77002 · Harris County, TX · Houston
expansive clay: shrink-swell limits slab homes (county)
high water table: limits basements (county)
of the county in drought (D1 or worse), October 13, 2026
NFIP flood losses since 2016 in ZIP 77002 (insured buildings)
Shrink-swell clay limits slab homes on 25% of Harris County's mapped land, and a shallow water table limits basements on 53%. These are county shares from USDA's soil survey; the soil under one lot can differ.
Inside Houston city limits (100% of this ZIP's land): shrink-swell clay on 29% of mapped land, a shallow water table on 48%.
Most common soil series in Harris County: Lake Charles (8%), Bernard (7%), Clodine (6%).
37% of the county's homes were built before 1980. FEMA's flood data list 66,161 flood losses across the county since 2016.
How the calculator works
Each job type is a set of price ranges published by cost guides, in 6 sources and 14 rows, read on September 28, 2026. The low end is the median of the sources' low ends, the high end is the median of their high ends, and the typical figure is the median of the averages a guide publishes. Pick a city and the figures come from the guides that price that city; a city with no published range falls back to the US figures and says so. A range is what a guide publishes, not a quote.
Worked example: the sources that publish a per-square-foot price put it at $3 to $7 at the median, so 1,000 square feet is 1,000 x $3 = $3,000 at the low end and 1,000 x $7 = $7,000 at the high end.
Angi and HomeAdvisor publish closely matching ranges, and HomeAdvisor is part of Angi, so agreement between them is one source's number repeated. A single-source range says so under the result.

What the numbers leave out
A published range averages many houses. One crawl space's price depends on its size, the condition of the floor and walls, standing water, how much of the work is the liner and how much is a drain, a sump pump or a dehumidifier, and local labor. Guides price the same work whole-job or by the square foot, so the two rows above won't agree exactly. A written quote from a licensed contractor after an inspection of the space is what sets one price. We don't do the work.
