HomeFoundation repair cost calculator
Foundation repair cost calculator
Cost guides put a whole-job foundation repair in the US at $2,212 to $8,133, with a median published average of $5,174. Piers run $1,000 to $3,000 each, so 12 piers come to $12,000 to $36,000. Choose a repair and a city below; the prices are the ranges guides publish, not a quote.
Under the price, the calculator shows the soil under your ZIP code: of 33,354 US ZIP code areas, 2,549 sit in counties where shrink-swell clay limits slab homes on more than half the mapped land (USDA SSURGO, August 5, 2026).

These are ranges guides publish, not a quote. A structural engineer's report and written quotes from licensed contractors are what set the price of one house. We don't do the work.

The soil under your ZIP code
Repair prices are national and city averages. The soil is local, so this panel looks up the county for the ZIP code above: the share of land where USDA rates shrink-swell clay a limit for slab homes, the share with a shallow water table, drought now, FEMA flood losses in the ZIP since 2016 and the most common soil series.
Example result
ZIP 77002 · Harris County, TX · Houston
expansive clay: shrink-swell limits slab homes (county)
high water table: limits basements (county)
of the county in drought (D1 or worse), October 13, 2026
NFIP flood losses since 2016 in ZIP 77002 (insured buildings)
Shrink-swell clay limits slab homes on 25% of Harris County's mapped land, and a shallow water table limits basements on 53%. These are county shares from USDA's soil survey; the soil under one lot can differ.
Inside Houston city limits (100% of this ZIP's land): shrink-swell clay on 29% of mapped land, a shallow water table on 48%.
Most common soil series in Harris County: Lake Charles (8%), Bernard (7%), Clodine (6%).
37% of the county's homes were built before 1980. FEMA's flood data list 66,161 flood losses across the county since 2016.
How the calculator works
Each repair type is a set of price ranges published by cost guides, in 9 sources and 62 rows, read on September 28, 2026. The low end is the median of the sources' low ends, the high end is the median of their high ends, and the typical figure is the median of the averages they publish. For piers and cracks the per-unit range is multiplied by the number you enter. Picking a city uses only that city's published figures when a guide has them, and falls back to the US figures when none does.
Worked example: the four guides that price piers publish $1,000 to $3,000 each at the median, so 12 piers are 12 x $1,000 = $12,000 at the low end and 12 x $3,000 = $36,000 at the high end. For a whole-job repair in the US, the published figures give $2,212 to $8,133.
Angi, HomeAdvisor, This Old House and Bob Vila publish closely matching ranges, and HomeAdvisor is part of Angi, so agreement among them is one source's number repeated. A single-source range says so under the result.
US ranges by repair type
The same medians for every repair type, before you pick a city.
| Repair | Low end | Median average | High end | Sources |
|---|---|---|---|---|
| Foundation repair, whole job | $2,212 | $5,174 | $8,133 | 8 |
| Piers or underpinning per pier | $1,000 | $3,000 | 4 | |
| Slab foundation repair | $1,000 | $10,000 | 5 | |
| Pier and beam repair | $2,000 | $9,750 | $15,000 | 5 |
| Crack repair, whole job | $200 | $1,000 | 7 | |
| Crack repair, each crack per crack | $250 | $800 | 2 |
What the numbers leave out
A published range averages many houses. One house's price depends on the repair method, how many piers or how much slab work the engineer specifies, access and local labor, which no cost guide can see. The engineer's report is a separate cost: foundation inspection costs. Cheaper work isn't always the same work, so compare written quotes line by line.
More on prices and causes: foundation repair cost (every published range, with Texas cities), pier and beam repair costs, foundation crack repair and signs of foundation problems. For soil by place: soil and water table by ZIP code.
